The roof is your home’s main protection from the elements. Read on to learn about some simple signs that suggest you may need a new roof.

1. Signs You Need A New Roof Include Water Damage

Your roof is supposed to keep water out, and if it’s not, it may need to be replaced. Water damage in your home could be signs you need a new roof. These signs can include dampness and mold in the attic, water stains on the ceiling, and a musty smell.

If a leak in your roof is ignored, the water damage will only get worse, causing building materials to rot and mold to grow. If you have signs of water damage, have a professional inspection to determine whether the roof needs to be repaired or replaced.

2. The Age Of Your Roof

Every type of roof has a different lifespan. Asphalt tends to last around 20-30 years. Metal roofs typically have a lifetime of 40 or more years. Find out when your roof was installed and do the math. No matter how well you maintain your roof, it will need to be replaced when it is nearing the end of its lifespan. Keeping track of the roof’s age will help you budget for its replacement.

3. Shingle Damage

Shingles can be worn down and damaged by the weather. You might notice they are beginning to curl, or that some have fallen off. Another sign is when the shingles are cracking from baking in the sun.

Experts recommend looking at your roof from the ground and looking for loose and missing shingles after storms. Check your gutters for granules to see the shingles are disintegrating. If granules are wearing off, your shingles are no longer protecting your roof.

4. Sagging

Step back from the house and check to see if the roofline looks straight and even. If it is sagging, then this is a serious sign that the roof is failing. A weakened roof can collapse and cause even worse damage. It can also allow water and pests inside that can ruin the structure and insulation.

5. Pests in Your Home May Be Signs That You Need a New Roof

You’d be surprised how rodents and insects can find their way through the smallest holes and cracks. Wood-destroying insects will compromise the home’s wooden components and rodents will cause electrical hazards by chewing on wires.

Stay on the lookout for water leaks, pests, sagging, and damaged shingles to determine when you may need a new roof.
